Rainbow Realty in Sandpoint, Idaho
was founded by June and Jack Young nearly 40 years ago on the corner of Third Avenue and Pine Street in downtown Sandpoint proving that although we are not a franchise name - we are one of the most trusted names in Real Estate.
June and Jack held many leadership roles in the local and state association of Realtors. Both have been named “Realtor of the Year”. Jack was one of the five men called upon by the Governor to craft Idaho’s Appraisal standards and licensing rules. Jack Young, a nationally know Appraiser, trained most of the
appraisers in our area and is the only one to have appraised all parcels in Bonner County, train the Assessor staff, and provide consulting services to the county afterwards. June Young was the first GRI (Graduate Realtor Institute) in town and both served as Broker of Rainbow Realty.
Real Estate in Idaho, real estate in northern Idaho, and real estate in Sandpoint offer many different options to our real estate buyers. A different set of challenges for our real estate sellers. Geography, topography, economy, business opportunities, transportation hubs, exemptions, water issues, and other criteria affecting your buying decision will vary widely. Municipal, county and state government statutes, policies, and regulations may vary as well.
The number one issue facing real estate sellers today
is how to reduce the cost of selling your home. At Rainbow Realty in Sandpoint, we are still surprised at the number of Sellers that believe their is a “going rate” or “typical commission”. They ask us if it is always a six percent commission to sell their home. They ask us if it always 10 percent to sell their vacant land.
You can keep more of your real estate money when you list with Rainbow Realty. All commissions are negotiable and we have clients who have listed as low as two percent and some as high as eight percent for a home. Some clients want nationwide print ads in specific real estate publications and other special marketing that simply costs more money. Some of our real estate sellers are among America’s greatest generation and need every single penny to finance the time they will spend in assisted living facilities. We offer them many unique services at the lowest rate possible.
Virtually all of our Sellers understand that virtually all real estate buyers shop online. Most put the number at 77 out of 100 nationwide. In northern Idaho real estate professionals have posted online shoppers at around 86 out of 100. At Rainbow Realty, our buyers that contact us via email run between 86-92.5% over the past four years. Since all agencies have all listings due to Broker Reciprocity, most email requests for property information come with specific MLS listing numbers. When you search for property on this site, you are searching the entire MLS.
When you contact us via phone or email, we can set you with your personal shopping profile and create your personal real estate shopping cart. We will fill it with the properties that meet your wants and needs. You have your own login and password and may access your cart 24/7.
Many real estate sellers have been waiting much longer to divest, many have moved to the for sale by owner in Idaho column or FSBO to save more of their money. We can help. Now is the time for maximum exposure of your property and Rainbow Realty is a member of both the Cda (Coeur d Alene) and Selkirk MLS or Multiple Listing Service and between them they cover real estate in Benewah, Shoeshone, Kootenai, Bonner, and Boundary counties, plus out of area and even out of state properties.
